Applying at Ascend at Northbrooke Commons is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 24-48 of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:

- A valid government-issued photo ID

- Proof of income (see acceptable income sources below) 

- Applicants must gross 3x the amount of rent per month to income qualify

- Application fee per applicant

- Administrative fee per household.

Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $1,520 apartment, a minimum income of $4,560 per month is required.

- 60 days most recent pay stubs. If you are paid weekly, we will need your 9 most recent pay stubs. If you are paid bi-weekly, we will need your 5 most recent pay stubs.

- Most recent years tax returns (self-employed)

- Official offer letter on employer letterhead must be included

- Bank statements from the last 60 days

- Other: liquidated assets may be used if income requirements are met.

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

Short-term leases of 7-11 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.

We offer flexible lease terms ranging from 7 to 15 months. Contact our leasing office for pricing by term length.

A written notice of at least 60 days is required prior to your move-out date. A notice to vacate must be submitted formally with a proper notice to vacate form. Please refer to your lease agreement for full details.

On move-in day, you will meet with our team to pick up your keys, complete an inventory and condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 24 hours to the leasing office.

Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are returned in move in condition. Deposits are processed within 30 days per state law.

Yes, a security deposit is required at Ascend at Northbrooke Commons. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, Final utilities or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Ascend at Northbrooke Commons offers one-, two-, and three-bedroom floorplans. Homes range from approximately 781SQ FT. to 1,575 SQ. FT sq ft. 

Absolutely -- we will do our best to show you your specific desired floorplan. If we can only extend the option to view our model, we offer tours of representative model homes. Your home will be freshly cleaned and move-in ready.

All of our floorplans have beautiful natural lighting.

Our apartments feature 9-foot ceilings throughout.

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in a move in ready, clean condition. Please complete your move-in inspection within 24 hours.

Absolutely! We will note your preferences - Our team will do their best to match you to your desired apartment home.

Yes, all of our apartments include a private screened in patio/balcony.

Per fire safety regulations, grills are not permitted on patios or balconies. Community grilling stations are available at our grilling station near the clubhouse.

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

All homes are equipped with smart home keyless entry locks.

Our homes feature USB charging outlets in select locations throughout the home. Contact our leasing team for details.

Submit a maintenance request through your resident portal as soon as possible. For urgent issues [water leak, HVAC failure], call the emergency maintenance line immediately.

Our property follows the Manatee County noise regulations to ensure a peaceful environment for everyone. Please observe the following quiet hours and guidelines:

Standard Quiet Hours: Stricter noise limits go into effect starting at 11:00 p.m. Sunday through Thursday, and at 12:00 midnight on Fridays, Saturdays, and holidays. Stricter limits last until 7:00 a.m. daily.

Construction & Maintenance: Any heavy or loud maintenance work is strictly limited to between 7:00 a.m. and 9:00 p.m.

Pet Noise: If you are staying with a pet, please ensure barking or howling does not continue uninterrupted for more than 10 minutes at any time.

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules.

Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
